Before we go to market...
Market Survey: I preview the competing listings to see how your house compares. I may call the agents of other sold listings I am using to see if there were any unusual circumstances surrounding their sale that I should know about, such as divorce, structural problems, etc.
Professional, Comprehensive Market Analysis: My analysis is thorough. I will show you the current competition and recent sales and calculate estimated proceeds that you should receive at closing. I base my pricing recommendations both on closed sales and current competition.
Pre-Marketing Improvements, Suggestions and Assistance: I will go through your home with you and identify times that should be repaired or improved prior to market. I am a real expert in this area, literally as I am a member of the International Association of Home Staging Professionals. I've been trained to know what buyers consider important (and what doesn't really matter) and I can help you get the repairs done quite reasonably and painlessly. In addition, staging is about opening up space in a pleasing and welcoming manner. Often we can move a few things around, buy a few inexpensive items, trim some outdoor shrubs and show your house in a brand new way.
"What to expect:" I have created a little brochure describing the process of marketing your home with helpful information such as; how to prepare for showings, what to expect when a buyer looks at your home, how to respond to offers and much more.
"Money matters:" Awkward. It's an uncomfortable topic for most of us. However, I think hiring a good real estate professional is one of the most important steps in selling your home. You might find some willing to price themselves at rock bottom rates. I would be suspicious. However, it is customary for real estate professionals to negotiate commissions lower when they have returning clients or a client that uses the same agent for the listing and purchase of a new home. In other words, the agent/broker can afford to take less on the listing commission IF she gets paid representing the buyer's side on the next deal. I do offer several options and we can talk about those when I present my CMA (Comparative Market Analysis) and recommendations.
